I know that many investors - both Polish, as well as investors from other countries like England, Ireland, Spain, UAE and so, look for and buy stylish apartment buildings in prime locations of major Polish cities, and Cracow is the most desirable place to invest. As I said, my building is located in Cracow, recently the biggest European tourist attraction, more popular among foreign visitors even than Paris. I was born in this building and lived there for a quarter of century. Recently, I inherited this building after my mother and aunt died.
My building is really beautiful - there was even an article about it in Polish newspaper - it was described as a pearl among the other buildings on the street (although they are also very nice). It is called "The Building Under Swans" as there are beautiful swans on the façade of the building.
The building is in the perfect location, and it offers many attractive options.
I know that many foreign investors are interested in building hotels in Poland, especially in connection with the upcoming famous European soccer games Euro 2012 that will take place in Poland, and it may be one of the options how to use this building - for a stylish hotel.

As I advertise my building all over the world, I didn't sign any agreement with any real estate agency, because a client interested just in such property may be anywhere. If some agency will bring me a buyer ready to buy, automatically I will have to sign an agreement with such agency to be able to finalize the transaction. If you will come up with such client, you will get your commission. That's how I see it:
1. Agency will get its commission the moment I sell the building, if the buyer is a client of this agency
2. Agency will also get a previously determined commission if it actively assists me in the negotiations with an investor found personally by me if he lives in your country.
3. Agency that has its own website will put information about my building.
4. Agency will tell its agents about my building and they will check if they have among their contacts a potential client/investor for my building. If yes, then they will contact him/them and check if interested.
5. Details will be determined the moment when the terms and conditions of our cooperation will be discussed.
I determined the price of my building based on the prices of apartment buildings in the surrounding area (as I mentioned, I live in the USA, but I was born in this building and I lived there for many years, and I know the area very well).
As I said before, the perfect location of my building and the size of the lot - 557 sq m - are a great value themselves and they cannot be disregarded.
That's why in the process of determination of the value of my apartment building we cannot take into consideration the square footage of the building only.
